Value-Added

We acquire, renovate and reposition urban and suburban multifamily rental properties in infill and/or higher barrier-to-entry markets.

We generally seek larger properties with some degree of under-management, deferred maintenance and/or a capacity to renovate or upgrade units, common areas and amenities to seek to achieve rent growth and increase value.

Affordable Housing

We acquire/develop and rehabilitate urban and suburban multifamily rental properties for low and moderate income residents. Properties may have income or rent restrictions on some or all of the units or are affordable but are unsubsidized by any federal program.

Prior and current acquisitions span most aspects of affordable housing development, capitalization, financing, ownership and operation including expired LIHTC properties, HUD subsidized properties (including Section 236, Section 202, and Project Based Section 8 properties) for preservation as LIHTC developments as well as with joint venture equity for cash returns, re-syndicated HUD subsidized and other affordable properties, and managed rehabilitations and operations as both an investor and developer.

We develop apartment communities in major metro markets that are typically mixed use, mixed income and/or affordable. The developments may be partially financed through various federal and local programs.

Geographic Diversity

Focus on urban/suburban, higher barrier-to-entry and/or infill markets in the United States targeting the following areas of the east coast, west coast and central regions.
